Policies

  • Check-in time: 1:00 pm Central Time (3:00pm on Holidays)
  • Check-out time: 11:00 am (2:00 pm on Holidays) Failure to leave by the check-out time could result in extra days fees and/or possibly the RV being towed at the owner’s expense. If late check-out is needed please check prior to your stay to see if that can be arranged.
  • Quiet Hours 10:00 pm – 9:00 am (except July 4th). Please be considerate and do your part in helping the community be peaceful for everyone. No bright lights at night, and no music or outside tvs on after 10:00 pm. No parties allowed.
  • Vehicles No vehicle of any kind shall exceed 10 mph at any facility. Anyone driving an ATV or golf cart must have a valid driver’s license and stay on roadways. Lights on any type of vehicle must be used at night. (ATVs are not permitted at Emerald Pointe in Florida.)
  • Pets Only two non-aggressive pets allowed per lot. You must provide a copy of their most recent vaccination records. All pet waste must be picked up and disposed of in garbage container. Never leave pets unattended at site. Leash your pet while outside. Owner assumes responsibility of pet’s actions.
  • Awnings: Strong winds can occur. Please do not leave your awnings out if you leave your site.
  • Trash must be taken to main trash site. All trash must be in plastic bags or containers that leave no mess. A cleaning fee of $100 will be assessed for leaving any trash (including cigarette butts) or not picking up after pets on the site.
  • Monthly rentals at any property will pay a fee for electric. Monthly rentals at any property require a $250 deposit that is nonrefundable if you cancel your reservation. (You will be responsible for paying the electric fee for the months you were at the site. The last month’s fee will be deducted from the deposit. Any remainder of the $250 will be returned to you provided it is not needed to cover expenses for any damage done during your stay.)
  • You are responsible to pay for any damage (breaks, chips, electrical, oil stains, etc.) to the lot or structures caused by you or your guests.
  • You are renting at your own personal risk, including but not limited to any risk associated with any equipment (RV, golf cart, boat, bike, etc.).
  • Children Parents are responsible for the behavior and welfare of their children. Parents must supervise children using community facilities and while on the water.
  • Prohibited Items The use of firearms, paintball guns, bb guns, airsoft guns, or fireworks (except July 4th) are prohibited.
  • Smoking and Drug Use We have a zero tolerance for illegal use of drugs or selling drugs. You will be asked to leave immediately and no portion of your stay will be refunded. Smoking cigarettes or cigars is permitted as long as you are far enough away from all other guests so the smoke does not effect them. Some people have allergies and/or asthma that smoke can trigger, so please be courteous. No smoking of anything else is permitted
  • Objectionable Behavior Management reserves the right to discharge any person(s), without refund, for failure to abide by the rules or for objectionable behavior.
  • RV Model 10 Years Policy All RVs over 10 years old require picture verification prior to staying with us. Please consult with us before you book.
  • If you are renting the Florida Lot, per standard procedure you will need to complete an Emerald Pointe RV Resort rental application, provide a picture of your RV no matter what age it is, and have both approved by the Emerald Pointe Board of Directors prior to officially having the space reserved for you. (You will be given guidance on this process. If, for some reason, your application is not approved, your deposit will be refunded.) Please allow up to two weeks for this process.
  • Due to pavers on the Florida lot, the total weight of your RV cannot exceed 25,000 pounds.
  • Kentucky Lake and Tennessee River require you to be aware of river levels during your stay. Please check the National Weather Service web site (https://water.weather.gov/ahps2/hydrograph.php?wfo=meg&gage=pict1) for any warnings of possible flooding during December – April. Note this is a river and it can rise and lower. Take appropriate safety precautions.

  • Liability G and G RV Lot Management assumes no responsibility for injuries, accidents, or losses incurred for any cause to guests or visitors. Acknowledgment of risks: The Guest further understands and acknowledges that there are certain risks of physical injury, property damage, and inherent potential dangers of the activities conducted within (or upon) G and G RV Lots. The Guest further understands and acknowledges the risks and dangers associated with his/her use of the G and G RV Lots premises, equipment, and facilities, and that said use has inherent dangers of personal injury and property damage. The Guest further accepts sole responsibility for dangers and risks which include but are not limited to, the potential for serious bodily injury, permanent disability, paralysis and loss of life, disfigurement, loss of or damage to equipment/property, physical and/or verbal conflicts with other guests, lightning strikes, drowning, flooding and dangers arising from adverse weather conditions, exposure to extreme conditions, animal/insect attacks, bites or stings, allergic reactions, falling, fires and burns, dangerous road or trail conditions, water hazards, land hazards, equipment failure, defective equipment, inadequate safety measures, criminal activity of other guests, poor lighting, and other undefined not readily foreseeable and presently unknown risks and dangers (“Risks”). Guest expressly assumes the Risks of any and all damage and injury of any kind or type which may result from any source whatsoever during his/her time on the premises of G and G RV Lots.
